With 2013 completed and recorded in the books and the spring selling-season quickly approaching, we feel like this is a great time to review the state of the local housing market.
According to the Cincinnati Multiple Listing Service, the average sales price in Cincinnati from 2012 to 2013 has risen by more than $15,500 with the average length of time on the market decreasing by 19 days. From 2012 to 2013, the amount of sales increased by 620 units.
Referencing the Northern Kentucky Multiple Listing Service, Campbell County has seen a jump in average sales price by almost $10,000 in 2013 vs. 2012 with an additional 133 sales.
How does Fort Thomas compare? The average sales price in 2013 was $221,836, which is an increase of almost $20,000 from 2012. The average days on the market dropped from 83 to 78, and the total number of sales increased from 191 to 216.
Although the market is not as strong as it was a few years ago, we are seeing some positive trends. Predictors are forecasting another good year of sales in 2014.
