Campbell County PVA Opinion: Election Opportunity to Clear Office of Controversy

I decided to run for Campbell County Property Valuation Administrator after learning of controversies involving the current PVA, Daniel Braun.

I view this election as an opportunity to offer Campbell County residents a candidate who will not tolerate self-serving transactions in the PVA office.  The 60% reduction in the assessment on Daniel Braun’s personal residence from $312,000 to $125,000, the reduction of the value of the LaFarge property in Silver Grove from $86 million to $28 million (causing financial strain on Silver Grove residents and school system), the pattern of PVA employees getting reductions in assessments on their own homes, as well as the curious reduction in the assessment on real estate owned by Daniel Braun’s father in 2013, are just a few of the concerning transactions under Daniel Braun’s leadership.

When in office I will also ensure that PVA staff are challenged to obtain new levels of training.  Just because staff may have been employed for over a decade does not mean they have been trained rigorously over that decade.  The fact that Daniel Braun did not use a member of his own staff to complete the assessment of the LaFarge complex when it was sold to Continental in 2013, and allowed the company to determine its own assessment which the PVA office refuses to make public, indicates there must be a lack of qualified corporate assessors on staff in the PVA office.  I intend to rectify this and have my staff complete the assessment of the LaFarge complex so it is accurate and a matter of public record.   I also intend to nominate qualified corporate real estate agents to serve on the board of appeals so fewer corporate assessments in Campbell County are sent to Frankfort to have that work completed.

Finally, I will upgrade the public face of the PVA office by improving the PVA website.  With just one peek at the PVA websites for Jessamine County or Boone County it is apparent we are currently offered a “bare bones” website.  The website I envision will allow the public access to data on county assessments and trends over many years, links to important forms, as well as helpful information on tangible and motor vehicle taxes. 

I bring a broad professional background to the table, from being an attorney for the last nine years, to previously working in the health insurance industry, running my own small business, and teaching college students.  I have over twenty-five years of experience in building relationships between service providers and clients and project management.  In addition to my professional work, I also serve the community as a member of the Board of Directors of Evergreen Cemetery.  I am currently organizing a local volunteer effort to revitalize Evergreen Cemetery, called the Friends of Evergreen Cemetery. I served on the Newport Board of Education for almost eight years, and have been a literacy tutor.   I am a member of the Johnson Elementary PTO, as well as a member of the Hearing Loss Association of America.  I live in Fort Thomas with my daughter, Hanna, and my son, Patrick.  I look forward to serving Campbell County as the next Property Valuation Administrator and would be honored to get your vote.

  1. After reading several articles of yours I'm very concerned about your knowledge of the job you are running for. First of all I don't know how you will nominate qualified real estate agents to serve on the board of appeals when the PVA has no say over who serves on the board. The mayor of the largest city, the judge executive, and fiscal court are the ones responsible for nominating real estate agents. Also, the board is who assesses all of the PVA employees property. They do this yearly to make sure no one is assessing their property lower than fair market value. As far as you wanting to change the website to be more like Jessamine County or Boone County, does that mean you will start charging to for the website like both of those counties do?

  2. First of all, how can we elect someone to PVA who doesn't even own her own home? Secondly it is obvious that she is NOT knowledgeable in what the office does or the laws governing them. Dirty politics will never get my vote! I hope that people truly research her accusations and see what a liar she is.

    I read your article and I also saw a flyer that you passed out.I don't understand how you can make false accusations against Mr. Braun and think you are the best person for the job. That is very unethical and I have to question what kind of job would do for the citizens of Campbell County. I know for a fact that all the employees in that office have their home reassessed every year in front of the board. They do not reassess their own homes that would be unethical. Unlike the rest of the county whose homes get reassessed every four years. Maybe you don't understand the process since you don't own any property in Campbell County. I would like to know where you would improve customer service? Anytime that I have gone to that office or talked them on the phone they all are very helpful and efficient. Also, I don't know how you would improve the website because it is very user friendly and it is FREE!

    1. Anonymous, It sounds to me like you are perhaps a ex-spouse of one of Ms Janovic's clients. The paper trail doesn't lie. She is producing facts on paper and you are throwing stones.

    I am curious. If elected, will Janovic continue to practice law? or will she be an absentee official who allows the office to run itself while collecting a pay check. Or will she use the office for her law practice? Although the PVA pays well does it pay as well as an Attorney?

    Also if you are planning on "cleaning house", who will you hire to replace the already competent and trained staff? Family and Friends? I would like to hear specifics on what she is bringing to the table that will benefit Campbell County and how she will better the office. All I see is dirty politics and manipulation to look as if it is something it is not. If her claims are true, why isn't Mr. Braun in jail or under investigation? Is it because there is just cause for the practices being used now. To my knowledge the office is governed by Frankfort. There is a Board of Realtors that look at employee assessments every year. Are you implying that the are crooks also?

    What is this I hear about your own family values a moral judgment? and your time on Newport School Board?

    If you are a successful business woman, why do you not own your own home and how am I to put my assessment in your hands. How are you qualified? The comments you make show that you are not educated in property law or of that as the inter-workings of the office you seek.

    From my dealings with the PVA office, they have always been helpful. Even if things did't go my way, I was walked through the process and educated in the values around me. The staff has always been curtious and helpful

  6. I know not much of Janovic, but I do know Campbell PVA is a joke from the webpage to the management of the office. It took me forever to get a simple question answered. My vote is for anyone new. I have seen the paper on FB showing Braun's house being devalued. My he didn't do it himself but I am sure he was friends with the person that did so it.

    2. Again, if this were true Frankfort would have stepped in. Maybe if you look at Mr. Braun's facebook page you would see why his assessment was lowered by the board. There were severe problems with his foundation. Their are engineer reports to prove it. I do not think that Fischer Homes has fully remedied the problems. I would not buy a home that had structural problems for that price and I don't imagine many people would.

  7. Ms Janovic, Did it ever occur to you that if your accusations about Lefarge were true, Mr. Braun would be in jail. That Frankfort would have pressed charges. They are not going to let a reduction to that magnitude go un-investigated. Did it ever occur to you that the original deed price was the full sale price of both the real estate and all the business equipment and inventory. That the sales contract would have broke down the price paid for the industrial equipment and the actual building itself? Business equipment and inventory are tangible and are taxed as such and would not be considered in the assessment of the real estate. If you were knowledgeable in the office you seek, you would see how ludicrous this accusation is. As PVA you can not arbitrarily make a reduction of that magnitude without just cause and a paper trail to show why. Maybe you should fully research what you are saying instead of trying to fool the public by half truths.

  8. I have seen your posts online from Braun ' s own website, which raises some serious questions. I have had enough of his politics in Campbell County. The situation with LeFarge is outrageous. Let alone devaluing his private residence. Time to vote him out.

    As Election Day gets closer, the negative campaigning is getting turned up a notch. In an effort to create clarity for voters, FTM Radio invited both Campbell County PVA candidates on to discuss the issues of the race. The name of the game is transparency and communication. We want our elected officials to be beholden to the voters and be accountable for what they say and do.
    Unfortunately only one candidate joined us.
